Outdoor Air Conditioning Unit Placement: Where Should It Go?

Outdoor air conditioning unit placement is a survey decision: the condenser needs airflow, a safe structure, a workable pipe run and a position that will not make life miserable for you or a neighbour. There is no single correct wall. Confirm planning with your local planning authority.

What the outdoor unit actually does

The outdoor unit is the condenser. It rejects heat when you cool, and in a reversible system it collects heat when you heat. It needs space to breathe. If you box it in, stand it in a sealed well, or press it against a fence with no gap, it will work harder, make more noise, and may frost or overheat.

It also vibrates. Rubber feet or properly fixed brackets matter. A wobbly patio slab against a party wall will transmit hum into the next house even if the fan itself is not loud. Daikin's 2018 installer reference guide for a typical split range tells installers to choose a location where discharged air and operation noise will not disturb anyone, and not to fix the unit in contact with a ceiling or a wall in a way that causes vibration.

The outdoor unit is not optional decoration. Split and multi-split systems need it. Portable units that vent through a window are a different product, with their own compromises. If you are committing to a fixed system, placement of this box is part of what an air conditioning installation involves, not an afterthought on the morning of the drill.

Clearance and airflow for outdoor air conditioning unit placement

Manufacturers publish clearance diagrams for each model. Those diagrams are the rule for that unit, not a UK-wide millimetre law. As a worked example, Daikin's 2018 installer reference guide for the ARXM / RXP / RXA / RXF / RXJ split range tells installers to provide sufficient space around the unit for servicing and air circulation, and to provide at least 300 mm of free space below the unit, with at least 100 mm above the expected snow level in cold weather. It also warns against stacking units or hanging an outdoor unit from a ceiling.

Your contractor should bring the diagram for the model they intend to quote, not a memory of a different brand. Air intake and discharge directions differ. A unit that discharges forwards needs a clear throw. A unit stuffed under a deck with a trellis on three sides is a common reason for poor performance later.

Leave room for a person to service it. If the only place it fits is a gap you cannot stand in, filter cleaning and future repair become a problem you will pay for twice. MyJobQuote's 2026 guide lists outdoor unit position and access as cost drivers for that reason.

Ground, wall bracket or flat roof

Ground mounting on a base is simple to service and keeps weight off the wall. It needs a level, load-bearing surface and protection from being used as a shelf or a bike rack. In winter, debris and leaves against the coil will choke it.

A wall bracket lifts the unit off a path and can reduce the chance of someone kicking it. The wall has to be strong enough. A poorly fixed bracket on a crumbling render is a failure waiting for the first windy night. Daikin's 2018 guide tells installers to check that the location can support the unit's weight, because poor installation is hazardous and can cause vibration and unusual noise.

A flat roof is possible on some buildings if the structure, waterproofing and access for servicing are suitable. It is not an automatic yes. The contractor has to consider how they will get the unit up there, how condensate will run, and how vibration will sit on the roof deck. Ask those questions at survey. Do not assume a felt roof is a free platform.

Whichever mounting you use, the pipe length to the indoor unit still has to stay within the manufacturer's limit. A prettier hiding place that doubles the pipe run can change the quote.

Distance from boundaries and windows

People often want a number: how many metres from the fence, how far from a bedroom window. There is no single figure that is lawful for every property in the UK. Planning rules differ across England, Wales, Scotland and Northern Ireland, and they also differ between a cooling-only unit and a reversible unit that heats as well as cools. Confirm with your local planning authority before you treat a position as settled.

What you can decide on practical grounds is line of sight, service access, and whether discharge air blows at a neighbour's seating or an open window. A condenser next to a kitchen extract or a tumble-vent is a poor pairing. A condenser under a neighbour's bedroom window is how complaints start, even when the unit is within any manufacturer noise rating.

Daikin's 2018 guide notes that if sound is measured in real conditions, the result can be higher than the laboratory sound pressure figure because of reflections. Their figure for that range is a sound pressure level of less than 70 dBA, which is a manufacturer statement for those models, not a planning permission threshold.

If you live in a dense street, as in much of Brighton, talk about the neighbour's windows at survey, not after the brackets are up.

Noise and your neighbours

Outdoor units hum and the fan modulates. Inverter systems are quieter at part load than older on-off machines, but they are not silent. Anti-vibration mounts help. A resonant wall does not.

Tell the contractor if the only possible wall is on a boundary. They may prefer a rear elevation, a higher bracket, or a different capacity that cycles less aggressively. None of that is a guarantee that nobody will hear it. If a neighbour already has a dispute with you, an outdoor unit on that fence line is a social problem as well as a technical one.

Do not offer a neighbour a homemade enclosure that blocks airflow. If screening is needed, it has to leave the manufacturer's clearances. A pretty box with no intake is how you get ice on the coil and a repair call in the first winter.

If noise is the reason you have delayed, say so on the quote request. The survey can then treat position as the main design problem, not a detail to tidy at the end.

Flats, balconies and shared walls

In a flat the outdoor unit often sits on a balcony, a rear wall, or a communal roof. Leasehold and freeholder consent are separate from planning. Even if planning is not required, your lease may still forbid alterations to the exterior. Confirm with the freeholder or managing agent, and confirm planning with your local planning authority. Nobody on this page can give you a definitive yes or no for your block.

Shared walls transmit vibration. A balcony that is already used for drying clothes may not have the clearance the manufacturer requires. Draining condensate over the balcony edge onto someone else's window is not an acceptable design.

Access for future servicing matters more in a block than in a house. If a crane or roof permit is needed to replace the unit later, that cost sits with you. Ask the contractor how they would recover the equipment in ten years, not only how they will get it in this week.

How close to my neighbour's fence can it go?

There is no single UK distance that is lawful for every fence. Airflow, vibration and noise matter in practice, and planning rules vary by nation and by whether the unit also heats. Confirm with your local planning authority, and talk to the neighbour if it will sit on a boundary. Your contractor can propose a position, not authorise it.

Can it go on a flat roof?

Sometimes, if the structure, waterproofing, drainage and access for servicing are suitable. It is not automatic. The contractor has to get the unit up there safely and keep manufacturer clearances. Confirm any planning or lease issues with your local planning authority and, if you are leasehold, with the freeholder. The survey is where that decision is made.

How far can it be from the indoor unit?

That limit is set by the manufacturer for each model, not by a UK average. Daikin's 2018 installer guide for one common split range allows a maximum pipe length of 30 m, a minimum of 3 m, and a maximum height difference of 20 m. Other ranges differ. Extra distance can mean extra refrigerant and labour on the quote.

Does it need a concrete base?

Ground-mounted units need a stable, level, load-bearing surface. That is often a purpose-made base or slabs, not a wobbling patio. Wall-mounted units use brackets instead. A flat roof needs a mounting method that protects the waterproofing. Your contractor should specify the mounting on the quote after they have seen the ground or wall they intend to use.
